Do you allow short term rentals?

Yes, we do have short term lease options starting at 6 months. 

If i am approved for a property, can I get application fee refunded?

Unfortunately, no. This fee covers the background check and credit report we use to see if you’re eligible to become a tenant in one of our homes. 

How long does it take for my application to be approved?

We will review complete applications packages as they come in. We typically are able to have an answer within 2-3 business days, as long as all references respond to us within this timeframe. 

If i fill out an application, does my spouse or roommate need to fill out another one?

Yes, every tenant over the age of 18 must complete an application

I don't like the carpet, paint color, tile etc in a home, is the owner required to change it?

The property is for rent “as is,” meaning that the owner is happy with the way their property looks. No alterations or remodeling will be allowed without the owner’s consent and will be at the tenant’s expense.

What is your pet policy?

Pets are allowed at the owner’s discretion. All tenants will be required to complete a petscreening.com form with their application.  

How long can I hold a property before starting the lease and paing rent?

The security deposit will be due within 24 hours of lease approval. All rentals must begin their lease within 2 weeks of the properties availability. 

What is your smoking policy?

No smoking or vaping in the units. 

What criteria do I have to meet for approval?

Applicants must have a 650 credit score or higher, make a combined net monthly from all sources of at least 3 times the amount of monthly rent, clean previous rental history report from previous landlords, and at least 3 months of work history to be approved.

Can I Add or remove tenants from a lease?

Adding and removing tenants must be approved in advance by Stays Made Simple, with a new amendment to lease executed by all parties. Any changes to tenancy would require the remaining Tenants to re-submit a new application, complete the application process and be approved under the these criteria.
